Park West at Stockdale River Ranch
Thank you for your interest in our community. Please take the time to review the following information before submitting your application. Park West is located at 250 South Heath Road in Bakersfield, CA. We are still under construction, and will be ready for move-in on June 1st, 2021.

CONSTRUCTION TIMELINE:
Park West at Stockdale River Ranch will be delivered in 3 phases starting June 1, 2021. Construction will most likely run through late fall 2021. Please take into consideration that there will be active construction on other parts of the property if you apply and move in before construction is completed. 

PHASE I:
Phase I will open June 1, 2021. Phase I includes the Community Building, the Clubhouse, the pool area, the fitness center, and buildings A, B, C, D and X. From there, we will be opening a new building in Phase II and III every one to two weeks or so. IE Building E will be available 6/5/21, Buildings V and W 6/12/21, and Building T and S 6/26/21, etc. Residents will have access to all amenity spaces starting June 1, 2021.

PHASE II AND III:
Phase II and III will open during the summer/fall of 2021. Construction of the entire property is scheduled to be completed by late fall 2021. We will be marking units and buildings available on the website as they are completed. Please check the website frequently for unit availability.

PROPERTY TOURS AND UNIT SHOWINGS (HARD HAT TOURS):
We will be offering hard tours of the units and property beginning April. The property will still be an active construction site, so we will be asking all interested parties to keep that in mind, wear closed toed shoes, and refrain from bringing children. Please reach out via the contact us form on our website to schedule a hard hat tour. 

APPLICATION PROCESS (PRE-LEASING):
As of February 2021, we have begun pre-leasing the units. We will be offering hard hat tours in April. If you would like to apply now, that is OK. Please submit an application on the floorplans page found here.

HOLDING DEPOSITS AND AGREEMENTS:
Once an application has been approved, you will be charged a holding deposit equal to the security deposit and sign a Holding Deposit Agreement. Please note, whichever payment method you provided to pay the application fee will be charged with the holding deposit amount. The Holding Deposit Agreement will hold the unit for you until the agreed upon date. Once occupancy commences, the Holding Deposit converts to the Security Deposit. The Holding Deposit is refundable only if the apartment will not be ready for occupancy by the agreed upon date. Sample of the Holding Deposit Agreement found here.

Applicant must select a move in date that is within 2 weeks of the estimated availability date and must sign Landlord's Rental Agreement.  Sample of the Rental Agreement found here.

RENTAL RATES:
All rental rates are found on our website under the floorplans tab found here.

UTILITIES:
Residents pay for electricity, telephone, cable, wifi, water, and sewer. Electricity, Wifi and Cable are to be set up by the tenant directly with the utility provider. Water and sewer will be separately metered by management and tenants will be billed through YES Energy Management (these bills will be accessible with rent in the resident portal). 

FIBER OPTIC INTERNET:
The entire complex is wired with 1Gig fiber optic internet and is delivered to each apartment. The monthly flat fee for this service is only $35/month. All tenants are required to use this internet service. The $35/month is not included in the rental rates.

PET POLICY:
Park West is a pet friendly community. Small pets are allowed with additional restrictions and additional pet rent. Our pet policy can be found here.  A copy of our Pet Addendum can also be found here.

PARKING:
Parking is provided under our covered carports surrounding the property in assigned stalls. One parking space is provided for one bedroom units and two spaces for two bedroom units. 

E/V CHARGING:
The property will have 3 ChargePoint Smart CT4000 charging stations. Each station has two standard SAE J1772 Level 2 charging ports. Each port supplies up to 7.2kW of power. With this standard port, any EV can be charged.

SCHOOL DISTRICTS:
The public Jr. in the district is Rio Bravo Middle School and the public high school is Liberty High School. Private schools in the area include Garces Memorial High School, Stockdale Christian School, Bakersfield Christian High School, Saint Francis Parish School, and St. John's Lutheran School.
